Capitol Heights is patterned after local communities such as Middleton Hills and Harlan Hills but with smaller-scale homes.  The project incorporates Sarah Susanka's The Not So Big House concepts featuring energy-efficient homes with open floor plans and an economy of square footage.  In light of the current economic situation, this type of home is becoming the home of choice for buyers of all ages.  The over-all plan is similar to planned communities in the southern and western portions of the country in that the home owners own their home and the land (known as a building pad) directly under their home.  The remaining land and private roads are owned in common and are maintained through the Home Owner’s Association.

The concept is popular because it blends the privacy of owning a single family home with the convenience and freedom of living in a condominium community.  In addition, home owners never have to mow the lawn, trim the bushes … or shovel snow.

The site is unique in that it is located along Oak Meadow Park.  The park was planned as a natural conservation area and it has a panoramic view of the Capitol and the Madison skyline.  We teamed-up with the City of Fitchburg to create a landscaping plan that restores the park land to a natural oak savannah.  The restoration process will begin this coming spring.
